چکیده

Aggregate resources are essential for road and building construction. In 2019, the US domestic production reached 1.53 billion tons of crushed stone valued at $18.7 produced by an estimated 1,430 companies operating 3,440 quarries, according to U.S. Geological Survey (USGS) Mineral Commodity Summaries. But, it is also recognized that a quarry blasting below water table one most noxious, toxic destructive uses land, with no reasonable prospect post-extraction-rehabilitation. If permitted established in wrong geographic location, operation can result significant deleterious impacts on environment local inhabitants disrupt short long-term land use planning objectives. Because remain operational 100+ years, impacting five or more generations; quarries have potential cause permanent environmental degradation, destabilize communities, damage, sterilize diminish enjoyment residential non-residential properties, reduce property values. Property Tax Impacts on the Timing of Land Use Conversion

This study investigates how property taxes a¤ect development timing. A theoretical framework motivates an empirical model that explores how land use change decisions are made over time. A survival model using plot level data is estimated to show how di¤erent factors in‡uence the timing of development of individual parcels. The results suggest that higher taxes slow development, as expected. Wit...

The Property Value Impacts of Groundwater Contamination:

There are few studies examining the impacts of groundwater quality on residential property values. Using a unique dataset of groundwater well tests, we link residential transactions to home-specific contamination levels and undertake a hedonic analysis of homes in Lake County, Florida; where groundwater pollution concerns stem primarily from agricultural runoff. We find that testing and contami...

Property Tax Policy and Land-Use Change

In this study, we analyze the effect of property taxes on changes between agricultural, forestry, Conservation Reserve Program, and developed land uses in Louisiana. We estimate a random parameters logit model of land-use conversion from the National Resources Inventory plot data. Our results indicate that land-use changes are inelastic with respect to property taxes. Simulation shows that curr...
